Terms & Conditions

As lovely and hospitable as the Inn at the Agora may be, we do have a few rules and policies.

We offer Nightly Stays (fewer than 7 nights or outside Sunday-Sunday) and Weekly/Extended Stays (7+ nights, Sunday–Sunday). Where policies differ, Weekly/Extended rules supersede Nightly rules. All other house rules apply to both.

 

Booking Policies:

  1. Rates are per night based on single or double occupancy (as determined by the room rate). A 9% lodging tax is NOT included in the room rate and will be added.
  2. Reservations are guaranteed by your credit card prepayment.  
    • Nightly stays

      Non-refundable Prepayment: A prepayment of $25 per room, per night is charged at booking to guarantee your reservation. This amount is non-refundable and may be applied to any cancellation fees due.

    • Weekly/Extended stays

      Non-refundable Reservation Guarantee: A prepayment equal to one (1) night per week reserved, capped at seven (7) nights is charged at booking. This guarantee is non-refundable and may be applied to any cancellation fees due under the Weekly/Extended policy.

  3.  Should you wish to pay in cash or with a check upon arrival, we are happy to accommodate you; however, a credit card must be used to hold your reservation until your arrival. Please note that we do not typically handle cash and may not be able to provide change.

Checking In/Out:

Nightly stays

  • Check-in is 3:00 p.m. through 9:00 p.m.  Let us know if you will be arriving later and we will arrange for a smooth check-in. If you have received a text from us when you made your reservation, then you will also receive a text from us the day of your check-in that will allow you to get after hours check-in procedures.
  • If you need an early check-in, please call to request. We need to know at least 24 hours in advance, and they are approved on a case-by-case basis as we are a small inn. 
  • Check out is 11:00 a.m. or earlier.  A late checkout fee of forty dollars ($40.00) per hour may be charged unless prior arrangements are made.

Weekly/Extended stays

  • All guests will receive self check-in procedures and can check-in starting at 3:00 p.m. 
  • Check out is 11:00 a.m. or earlier.  A late checkout fee of forty dollars ($40.00) per hour may be charged unless prior arrangements are made.
  • We do have guests that do not requires the full seven day stay, but appreciate the lower rates. Our self check-in allows you to come and go as you please.

Pet Policy:

  • Woof!  We love pets, but we also need to respect our other guests.  Up to two well-behaved and housebroken pets may be accommodated, depending on availability, for a $25 per-pet/per-week fee.  However, you are also responsible for any damage caused by your pet.  A few additional pet rules:
    1. Please inform us at the time of your reservation that you plan to bring your pet.  Because we love pets, we want to meet yours at check in and get acquainted!
    2. Pets must accompany their "parents" at all times and should not be left alone in guest rooms or common areas of the Inn.
    3. When outside, pets must be leashed (by law) and waste must be removed and disposed of appropriately. We provide a pet waste station for our dog guests in our parking lot.
    4. Should you need pet-sitting services, check with the Innkeeper and she can offer referrals (preferably prior to arrival).

    e.  Please call us with any pet-related questions prior to arrival.  We look forward to pampering your pet, too!

Additional Rules:

  • We are a NO SMOKING establishment.  If we find that you have not respected our no smoking policy, there will be a two-hundred-dollar ($200.00) charge applied to your credit card to remove the room from service while we thoroughly clean the room of smoke residue.  If you must smoke, please do so in the driveway adjacent to the chapel, on the sidewalk or, IF other guests do not object, on the end of the porch facing the park.
  • Our parking lot is small, so each room is limited to one car. Please ask if you need additional parking spots.
  • WINTER PARKING - when we are expected to have a plowable snowfall that necessitates a parking ban by the city, we will direct our guests to park in a downtown garage.  We have several that are only a few blocks walk. While we know this is not ideal, it does mean that you will not get stuck in our lot and we can properly clear it.
  • Yes, we rent to people under 21. Our minimum age to reserve a room is 18. If you are old enough to die for our country, you are old enough to rent a room. You must have ID and a credit card.
  • All of our rooms have either a king or queen bed. For weekly stays, a maximum of 2 guests per room. No children. For daily stays, we do have rollaway beds available and children are allowed.

Cancellations:

We are a small, friendly inn, and cancellations hit us hard.

Nightly Stays — Cancellation & Changes

Non-refundable Prepayment (at booking): $25 per room, per night. Applied to any fees due.

  • Cancel ≥5 days before arrival: Forfeit the non-refundable prepayment only.

  • Cancel <5 days before arrival or no-show: Charge first night room (prepayment applied toward this charge).

  • Shortening your stay (multi-night): If requested ≥5 days before arrival, the prepayment for canceled nights may be applied to the shortened reservation; <5 days is treated as a late cancellation for those nights.

  • High-demand dates (e.g., Bates events, Dempsey Challenge): If canceled <5 days and nights are not rebooked, all reserved nights may be charged per event terms.

  • How to cancel/change: Phone call required. Email cancellations are not accepted.


Weekly/Extended Stays — Cancellation & Changes

Non-refundable Reservation Guarantee (at booking): One (1) night per week reserved, capped at seven (7) nights). Applied to any fees due.
Typical cadence: Sunday–Sunday. (Exceptions must be reserved over the phone with us.)

  • Cancel ≥21 days before arrival: Forfeit reservation guarantee only (up to 7 nights).

  • Cancel 14–20 days before arrival: Charge one (1) week.

  • Cancel <14 days before arrival or no-show: Charge two (2) weeks room & tax.

  • Shortening within 14 days of arrival (or after arrival): Treated as a cancellation of unused nights under the same windows above.

  • How to cancel/change: Phone call required. Email cancellations are not accepted.

Payment timing:

  • Reservation guarantee charged at booking.

  • First week balance auto-charges 14 days prior to arrival; additional weeks charge every 7 days in advance. Declines in payment have 24 hours to resolve or the reservation will be canceled for non-payment.


OTA / Third-Party Bookings

If you booked a non-refundable rate via an OTA (online travel agent such as, Booking.com, Expedia), that policy controls. Please cancel through the OTA as we don't control those systems. 


Examples

  • Nightly (3 nights), cancel 3 days out: first night charged.

  • Weekly (3 weeks), cancel 18 days out: one week charged.

  • Weekly (8 weeks), cancel 30 days out: forfeit reservation guarantee only (7 nights max).

We reserve the right to periodically amend or revise the Privacy Policy; material changes will be effective immediately upon the display of the revised Privacy policy. The last revision will be reflected in the "Last modified" section. Your continued use of the Site, following the notification of such amendments on our website, constitutes your acknowledgment and consent of such amendments to the Privacy Policy and your agreement to be bound by the terms of such amendments.
